First a little background about myself. I’m Syed Sameer, a 21 year old Entrepreneur running a web-design & development studio independently since the past 8 years and have worked with numerous clients around the world and have been recognized as such in web design journals and design magazines around the web.
I’m currently doing around $30,000 to $35,000 per annum in revenue, mostly outsourcing local client projects (from Aligarh, Uttar Pradesh) to good designers & developers, working on the more complex and important projects myself.
I wish to setup an office in New Delhi next year with a small sales team and a customer support person for our growing list of clients. I am looking for a 1,000 sq.ft. space available on rent at around Rs 20,000 to Rs 25,000 a month. The only requirement is blazing fast internet, I’ve got my own funds to redo the interior and all that. I’ve looked for the same around the web (99acres etc) but I found vague results, with no pictures or specific details (hmm, I smell a real estate website opportunity here)
By the way I’m also planning to get into mobile gaming i.e. iPhone / Android games development (releasing our own titles) by the 2nd year of business. And would launch a network of content based websites targeting bollywood, cricket and similar niches for India by our 3rd year. 🙂
Please help me out with finding a suitable office space. I’ll be very grateful!Â

Syed….. Nice to know that apart from Thinking you are DOING too!! And have started 25/30 rs a sq ft.decent revenues.
In Delhi/Noida/Gurgaon average rental ranges from 45 to 150 Rs per sq ft… Which easily puts Rental of a 1000 sq ft space starting at Rs,45000.
But Now in Some Belts of Manesar ie. Tech park, Â Some properties are still vacant……and are willing to lease it our for 25/30 rs a sq ft.
Alternatively, you can look for some spaces in Industrial Areas….. Where in any Factories/Godowns have Some Vacant Space,Â
Internet Speed is a Non issue here……..If one can get a connection ….. the speed WILL be goood!!
When there is a REAL NEED and you are able to take DECISIONS early… then let me know….. Will try to help in pin pointing the exact Locations

Thanks a lot for the information Gurpreet jee. I will definitely get in touch with you once I’m ready to move out and I hope we’re able to find something nice then. 45,000 a mo does sound scary though. If all else fails I might consider going for a 500 sq ft instead of a 1000 one.

40 employees?! Wow! Thanks for enlightening me. Actually I asked a US-based friend about the size for 10 employees and he said I need like 50 to 100 sq ft per person. I guess that is for the US or something though. Thanks for the info again. Also I’m wondering can I fit in a private cabin within that space? Something that looks like what you see in the attachment, maybe smaller.
Also can you give me some kind of a visual aid to imagine 500 sq ft? Like comparing it to a tennis court maybe? How big would it be?

I am not much acquainted with property know-how but as per my experience, I really had some tough time finding a decent space for myself. It was a 4 month  rigorous search on roads. I have been fooled by the images on sites like 99 Acres a couple of times. I finally was able to come across a 1100 sq ft space in South Delhi after meeting almost every property wallah in South Delhi and going along with them to look for various property in and around.Â
You will find around 500-800– sqft space in South Delhi within 30,000k per month. May be less. This is all with what I have experienced. I may not be updated with current rates.Â
My suggestion would be Â

4 months! That sure does sound like a scary process. I might put up in Greater Noida or something if it takes me that much time. It looks like your post is accidentally incomplete, looking forward to reading the rest of it. And maybe when the time comes I could ask you to put me in touch with one of these property wallahs. Even I am looking at South Delhi for both office and residence.
