Despite the digitalization of the real estate space, if there was one thing that you always wanted but never got till now, was getting to know the latest prices of properties that got sold or rented in your locality. A Real, Authentic & True pricing benchmark which you could use to make more informed property decisions. Well what you are about to get is something which is not only a first in India but unprecedented by any other real estate startup in the country.
GetPropertyRates.com allows users to search and discover the latest properties that got sold or rented in their locality. The idea is to create more transparency in the market and allow consumers to do their own due diligence before making any property related decisions. Owners, tenants, buyers, sellers, can all benefit from this piece of information. The use cases are endless and are restricted only by your imagination!

Current Status: As of now we have displayed records only for Mumbai for the year 2015, but shortly we will be putting up transaction records for Navi Mumbai, Thane and Pune as well. We also plan to put up records for the past 3 years which will allow users to see historical price trends, compare relative capital appreciation of properties among different localities in Mumbai etc.
Challenge: Making a Real Time Property Price Discovery Engine:Currently we update the site every week but we want to be ambitious and get to a stage where the platform is a real time representation of what is happening in the Mumbai property market. Real Time would imply that you, the user will now have access to pan Mumbai property records that got transacted less than 24 hours ago!

I am assuming that you are taking prices at which transactions are registered, which is normally the circle rate… however, in real estate a lot of cash component is involved due to which it is difficult to get the real transaction value from the numbers provided by you. How do you plan to solve this problem

Interesting Concept!
Lets start with my questions first:
1) How do you collect authentic data? I think the on paper price of a house is very different from what it gets sold for in the Indian Market. So what price do you show?
2) What is the customer pain point you are intending to solve? Who is your target customer?
Also, Being Ambitious is good. But I don’t see a value add in updating the prices in 24hrs. (The property rates aren’t changing like stocks, you see). You are focusing on the wrong side of the problem. In my opinion, the main challenge is to get authentic data. If you can get even a month’s old data, you would be gold.
It would also be helpful if you made your listings a more informative and better looking. For starters, you could add info like house area, cost/sq feet, change in price for last 3 or 6 months, etc.

Hi, coming from real estate, a few points:
1. please make the numbers more readable. ie., comma’s etc.
2. Include the property value as per the circle rates.
3. How are you validating the prices / transaction value? as another member has said: there is a difference in actual & registered values.
4. 99acres provides price trending on almost all areas & properties based on their advertisers which is closer to real prices as actual selling prices are mentioned.
5. I am assuming you have already looked at Residex, and RBI’s HPI & RPPI. you could used these as a stating block for trending data.
